Doesn’t actually manage or show the properties for clients. I Had 3 different real estate agents call me and tell me I had to sign and pay a fee to show it because Karl Jennings was too busy to show the property he was “managing” which he called and left a message saying that is the law.

They will not reply to your emails. We are renting one of their clients property and had an issue with the toilet running constantly. We noted it at move in but weren’t aware of how big an issue it was until months later we had two huge water bill. We notified them as soon as we realized the problem they came and fixed the toilet very quickly. But they refuse to respond to our emails asking for help paying them because it was an issue before we even moved in.

Karl Jennings. As a landlord, he’s the reason why my first experience hiring a property manager will also be my last. Always coming up with things that needed to get fixed, never challenging the tenant to see if it was their fault. Very expensive maintenance charges for mediocre, unreliable contractors. Charged me $500 for an issue with the fridge (top brand, less than 5 yrs old) and because they couldn’t figure it out, he said to me “just buy a new one”. I sent someone I found on Angie’s, he charged me $100 to fix the issue and never heard about it again. At that point, I lost all trust in him and sent my own contractors whenever something came up. He unilaterally decided to hire a $700 cleaning service post move out; exiting tenant complained when that got taken out of their deposit and I had to pay for half out of my own pocket. Stay away!

I’ve worked with a lot of realty companies as a tenant in my life, but never one like CWR. I’ve been pleasantly surprised time and time again by Chris Warren and his staff for their kindness, willingness to help, quick responses, and having worked with my family many times through hardships and other struggles. I cannot recommend them enough, and I feel like Chris and his staff genuinely have my back and care about the well-being of my family — which is super rare. They are good people.
