01What does your business do, in your own words?

AMP Appraisals provides residential appraisal and home measurement services throughout Central Texas. I work with homeowners, real estate agents, lenders, attorneys, and other clients who need an independent, well-supported opinion of value. I handle everything from typical homes and condos to acreage, new construction, manufactured homes, and more complex or unique properties. My goal is to provide a thorough, defensible appraisal while also being responsive and easy to work with.

02What would locals be surprised to learn about you or the business?

A lot of people are surprised to learn that I'm both a Certified Residential Appraiser and a licensed real estate agent. I think having experience on both sides gives me a unique perspective on how buyers, sellers, agents, and appraisers look at a property. I also do much more than mortgage appraisals: I work directly with homeowners, attorneys, and real estate professionals for pre-listing, estate, divorce, tax, and other private appraisal needs. And sometimes the most interesting assignments are the properties that don't fit neatly into a box.

03What's the hardest part of running this business that nobody sees?

The hardest part is everything that happens behind the scenes after I leave a property. An appraisal may look like an inspection followed by a report, but most of the work is actually research, analyzing the market, selecting and verifying comparable sales, and supporting the conclusions in the report. Every property is different, and the more unique the property, the more detective work it can take. I actually enjoy that part. It's also why I say every property and every market tells a different story.

04What do you wish more people knew about your industry?

I wish more people understood that an appraiser doesn't decide what a home is worth. We analyze the market to develop an independent opinion of value. It's not simply price per square foot or picking a few nearby sales. We consider location, condition, quality, improvements, market trends, comparable sales, and how buyers are actually reacting to those differences. A good appraisal involves a lot more research and analysis behind the scenes than most people ever see.

05What early mistake taught you the most?

As a trainee, I once inspected and measured the wrong new-construction house because the house numbers weren't clearly marked. I completed the whole inspection before realizing I had the wrong property, which meant another drive back out to do it all over again! It taught me a lesson I've never forgotten: verify the address and property before you start, especially with new construction. Sometimes the mistakes that cost you the most time are the ones you never make twice.

06What's changed most in the area since you opened?

The biggest change has been how quickly Central Texas has grown and how much the market can vary from one community to the next. Areas that once felt far outside Austin now have major new developments, amenities, and entire neighborhoods going up around them. At the same time, the market has shifted from the frenzy of a few years ago to buyers being more selective and value-conscious. For an appraiser, it makes knowing the individual neighborhoods and watching local market trends more important than ever.

07Where do you take out-of-town guests to show off the area?

Some of my favorite places to take out-of-town guests are The Oasis on Lake Travis for the views, Inner Space Cavern for something uniquely Central Texas, and South Congress for shopping and people-watching. We usually have to stop at Güero's for some good Tex-Mex while we're there. It gives visitors a fun mix of the Hill Country, Austin culture, and a little Texas adventure.
